Rental Policy

RENTAL POLICY
This Community does not discriminate on the basis of race, color, religion, sex, disability, familial status, or national origin. Applicants for apartment homes will be accepted on a first come, first serve basis and subject to the availability of apartment type requested. Rental application is to be completed by each applicant. Any omissions or falsification may result in rejection of application or termination of lease. A U.S. Government issued photo identification such as a driver’s license or military ID will be required for identification. All applicants/leaseholders must be a minimum of 19 years of age.

Any application not submitted in person must be notarized. Applicants must have a valid Social Security Number. For non US citizens, a passport may be used. In the event that a guarantor is permitted, as in the case of students, the guarantor will be fully responsible for the lease if the occupying resident defaults. Guarantors are not permitted if the applicant is declined due to unsatisfactory credit or if the occupying party does not receive a preferable reference from previous landlord. Guarantors must make five (5) times the monthly market rent as income. All bankruptcies must be discharged for 12 months.

When considering an applicant for residency several personal categories will be carefully reviewed using a variety of sources. Categories include, but are not limited to:

CREDIT
Satisfactory credit verifiable through Rent Grow or First Advantage. All bankruptcies must be discharged for 12 months.

EMPLOYMENT HISTORY
Verifiable through employer inquiry or notarized offer letter of employment on employers’ letterhead.

RENTAL/MORTGAGE HISTORY
One year previous rental history verifiable through landlord and/or mortgage inquiry.

INCOME
Verified by current paycheck stubs equal to one months’ salary, a W-2 or previous year’s tax return, or by a certified letter or statement for retirement and bank accounts. (A verifiable source of income equal to a minimum of three (3) times the market rental rate is mandatory to be approved. Guarantors must make five (5) times the monthly market rent as income.)

CRIMINAL BACKGROUND
A criminal background history will be conducted on anyone over the age of 18 that will reside in the household. Anyone having a felony charge, drug related misdemeanor and/or felony conviction will not qualify for an apartment. Any other criminal activity will be left to the discretion of management.

SECURITY DEPOSITS
All applicants will be required to have policy coverage through Rhino upon move in. Coverage requirements are based on credit screening results obtained through Rent Grow or First Advantage. Up-front security deposits are not accepted. No more than two (2) occupants per bedroom in each floor plan are permitted. Roommates must qualify individually, must execute the lease and all addenda and will be fully responsible for the entire rental payment.

One (1) vehicle will be permitted per lease holder. All other vehicles must park in overflow parking. No inoperable vehicles are permitted on premises. Such vehicles will be towed at residents’ expense in addition to a fine. Boats, trailers, commercial vans, campers, jet skis, ATV’s and motorcycles are not permitted without the manager’s consent. If permitted a garage must be rented for such vehicle.

Pets are prohibited except within the following restrictions. A Pet Agreement must be signed. Two (2) Pets per apartment with pet weight limit of 100 lbs per pet. Pet must be at least one year old. In addition to monthly pet rent, a non-refundable pet fee will be required prior to occupancy in the amount of: $300 for one pet and $500 for two. Select breeds are prohibited.
